Tear Off or Overlay

It may seem like an easy choice to overlay a new layer of shingles over the existing roof because it saves you a great deal on labor costs when you don't have to tear off the existing layer of shingles. Building codes in most areas allow for you to have up to two layers of shingles on your roof's surface. As such, if your roof's shingles are aging and need replacement, you may be able to skip tearing them off.

Or, you may have had a tree limb fall on your roof that damaged some of the shingles during or before heavy precipitation. This situation can expose your roofing deck to moisture, which you should have inspected before you install a new layer of shingles on the roof. On the reverse, if your roof has been aging, the shingles are all still intact but have begun to curl up at the edges, and there have been no other indications you have moisture intrusion, you can apply a new roof overlay. 

Inspect Your Roofing Deck

When your roof already has two layers of shingles or you suspect there is damage to the roof below a single layer of shingles, you will need to tear off the existing shingles before applying a new layer. This also provides you the opportunity to inspect your roofing deck for any problems with its structure or integrity. Your professional roofer can complete this inspection to look for signs of dry rot or moisture damage onto the roofing deck.

Often when there is moisture damage to the roofing deck, it has passed through the roofing felt and has begun to enter into your attic space.
